From the outside it looks like a smaller house, so it should be a shorter clean. Sometimes that’s true. But condos and apartments come with a layer of building logistics that doesn’t exist in a single-family home, and most residential-only cleaners aren’t set up for them. The day-to-day muscle memory is different.

  • Building access. FOBs, lobby buzz-ups, concierge desks. Each tower has its own dance and getting it wrong burns 20 minutes off the visit.
  • Smaller spaces are denser. A 700-square-foot condo has the same number of surfaces to wipe as a 1,200-square-foot bungalow — sometimes more, because everything is built-in. Less floor to mop, more cabinets and shelves to detail.
  • Strata / HOA rules. Some buildings prohibit certain products in shared hallways, restrict cleaning carts on certain floors, or enforce quiet hours during the day.
  • Visitor parking is on a clock. 90-minute limits are common. We plan around them so we’re not pulling out mid-clean to move the vehicle.

Every condo client gets a short building-access plan on file before the first visit. It travels with the lead cleaner so we don’t ask you the same questions twice.

FOB & key handling

  • You can hand off the FOB at the first visit, leave it with concierge, or use a smart lock / lockbox.
  • FOBs are signed in/out on every visit and returned the same day — no overnight hold without your express OK.
  • If your building uses a smart-app entry (1Valet, Brivo, Latch), we get added as a recurring guest under your name.

Concierge etiquette

  • Lead cleaner signs in by name + your unit number, mentions Art of CleaNest, and follows the desk’s protocol.

Parking

My building has restrictions on cleaning products. Can you accommodate?

Yes. Tell us what’s prohibited at booking and we’ll bring strata-compliant alternatives. Eco-friendly product upgrade ($15–30/visit) is the default for buildings with strict policies.

Can you clean while I’m at work?

Most condo clients prefer it that way. Leave us with the FOB at booking (or set us up in your building’s smart-entry app), and we lock up and message you when we leave.

Do you charge extra for high-rise versus walk-up?

No. The hourly rate doesn’t change based on the floor. We do ask about elevator timing — some buildings have only one service elevator, which can slow loading/unloading on big visits.

How do I pay?

Through the booking system on completion, or set up auto-billing for recurring schedules. Cards, e-transfer, and cash accepted.
